Summary
Four storey 19th century building (with earlier origins - rainwater goods dated 1772) identified as a Building of Merit in the Historic Core Conservation Area Appraisal. Brick with slate roof and timber windows. Two buildings knocked into one.
Surveyed January 2015: Roof in reasonable condition
Upper floors: ground and first floor 'Little Italy' restaurant, second floor shows sign of use/occupation, third floor no evidence (from outside) of occupation
Shopfront: original - good condition

Full Description
House and Shop, No. 12, is mostly of the late 19th century, but a tumbled brick gable at the back is probably of the late 17th century and a rainwater head on the front is marked RG 1772, probably for Richard Garland, documented in Goodramgate in 1784 (Directory).
